Buy a house with a big garden. Then buy some chickens, a worm farm and some vegetable seedlings.
Within a month you’ll have your own ecosystem and an enormous sense of well-being.

would have an easier time with Flat Hunt Problem Number 1 if you would stop buying guitars.Its because of that sort of anti-rock attitude that the world is in the state its in today. You can never have too many guitars. Fact.

If it's any reassurance, I do plan to hold off buying anything big until after I get a flat.

Once that's done, I'll start on the essentials, like furniture, crockery and a 1969 Gibson EB3.

I hate to be motherly (actually, I don’t, I revel in parental patronisation, but I shouldn’t, so I feel a little shame), but honestly: you would have an easier time with Flat Hunt Problem Number 1 if you would stop buying guitars. Even ones that are ‘cheap’ at less than £400. Seriously. Clue in.
